Nearly half the homes are manufactured
Per the Census Bureau, 10,060 of Apache Junction's housing units, or 45.8%, are mobile homes, against 39.8% that are single-family detached houses. A manufactured home is usually insured on its own kind of policy, and a home in a park and one on its own lot raise different questions about the land, the carport and the shed.

Carports, sheds and roofs in monsoon wind
According to NOAA's Storm Events Database, monsoon wind peeled back most of a mobile home's roof at the Lost Dutchman RV Resort in August 2023, tore a sheet metal carport off a home near Ironwood Drive and Superstition Boulevard in September 2022, and a dust devil damaged carports at a mobile home park in July 2023. Carports and sheds are often covered with their own limits, or not at all, so look at how yours are listed.

According to OpenFEMA data, 138 flood insurance policies are in force in Apache Junction, 110 of them in mapped high-risk zones, and 22 paid flood claims in the city total $1,157,443. Flood takes its own policy, so check your address on FEMA's flood map.

A license and a zoning check first
The City of Apache Junction requires a business license before a business can lawfully operate in the city, at a fee of $50, and the city's zoning staff must confirm the business sits in an approved zone before the license is issued. Per the Census Bureau, 13% of Apache Junction workers are self-employed. The license is permission to operate, not protection: liability and business property coverage are separate.
