I help Scottsdale and Paradise Valley homeowners look hard at the number that matters most on a home policy: what it would actually cost to rebuild. I was first licensed in Arizona in 2001, and I'm glad to talk through your car, your business and your life coverage too.

What a Scottsdale policy should account for

Scottsdale home insurance comes down to a gap most owners never look at: what the house would sell for and what it would cost to rebuild are two different numbers, and your dwelling limit should follow the second one. Add the largest stock of flood policies in the county and monsoon hail on tile roofs, and a Scottsdale policy deserves a closer read than a renewal notice gives it.

Scottsdale and Paradise Valley, house by house

Market value is not rebuild cost

The median owner-occupied home in Scottsdale is valued at $789,800, according to the Census Bureau, and about two in three homes here are lived in by their owners. That value includes the land under the house, which never burns down. Your dwelling limit should follow the cost to rebuild the structure, so it's worth knowing which number your policy was built on.

The most flood policies of any city in Maricopa County

According to OpenFEMA data, Scottsdale holds 5,284 active National Flood Insurance Program policies, 4,629 of them in mapped high-risk zones, more than any other community in Maricopa County. The City of Scottsdale posts its floodplain map changes, including a proposed revision to the Granite Reef Wash floodplain. A standard home policy leaves flood out, so flood is its own decision.

Hail and monsoon wind on Scottsdale roofs

According to NOAA's Storm Events Database, 13 hail reports were logged near Scottsdale from 2021 through 2025, with stones up to 1.75 inches, along with 27 thunderstorm wind reports and gusts up to 61 knots (about 70 mph). Roofs are where those storms turn into claims, so know your deductible and how your policy pays for a roof before the season starts.

Paradise Valley: nearly every home owner-occupied

Next door in the Town of Paradise Valley, 95% of homes are owner-occupied according to the Census Bureau, and the median home value sits in the survey's top bracket of $2,000,000 or more. At that level, standard limits and off-the-shelf endorsements can fall short, so the policy deserves a line-by-line read.

A registration license for every Scottsdale business

The City of Scottsdale requires a Business Registration License for every business located in the city, with a $12.00 application fee plus a $50.00 license fee. The Census Bureau counted 12,280 establishments in Scottsdale in 2022, led by professional, scientific and technical services. For firms like those, professional liability is often the coverage worth a look first.

Common questions

How much home insurance do I need on a Scottsdale home?

Enough to rebuild the house, which is a different number from its market value. Construction costs, finishes and code upgrades drive it, not the lot. If your dwelling limit was set from a purchase price or an old estimate, it's worth a fresh look.

Do I need flood insurance in Scottsdale if I'm outside a high-risk zone?

Your lender decides whether it's required, but water doesn't stop at a map line. Most homeowners policies exclude flood, according to FEMA, so check your address on FEMA's flood map and decide from there.

Does a Paradise Valley home need a different kind of policy?

Not a different kind, but often different limits. With the typical Paradise Valley home valued in the Census Bureau's top bracket, the dwelling, personal property and liability limits all deserve a line-by-line read.
